In this accompaniment to the June update, in which I discussed my worst deal (Valley Creek), I unpack my best deal, Village Park, which I purchased for $4.85 million in 2014, sold for $9 million in 2019, and made investors 215% returns on their money. I attempt to explain what went so well at this property and why it performed so much better than Valley Creek.
